Why letting agents use independent clerks
Many letting agencies still carry out their own inventories in-house. This is a significant legal risk — and increasingly, a liability that good agents are choosing to remove.
Deposit scheme adjudicators look at who produced the inventory. If it was produced by the agent or landlord, it is immediately treated as a partial document. An independent third party's report carries substantially more weight.
Using an independent clerk also protects agents from accusations of bias, removes the administrative burden from their team, and ensures every report meets a consistent professional standard — regardless of which member of staff might otherwise have handled it.
