Check-In Report

A check-in is carried out on the day the tenant moves in. Our clerk meets the tenant at the property, walks them through the inventory, confirms the condition of every room, and captures their signature on the report.

A signed check-in is critical. It means the tenant cannot later claim they were unaware of pre-existing marks, wear, or missing items. It creates a definitive, legally binding record of what was handed over on day one.

Same-day or standalone?

Booking a check-in on the same day as the inventory is more cost-effective — the clerk is already at the property and the inspection is fresh.

Standalone check-ins are ideal when you're using a pre-existing inventory or the tenancy start date is confirmed after the inventory is completed.

Check-Out Report

At the end of a tenancy, our clerk returns to the property and compares its current condition against the original inventory. Every change is documented — distinguishing between fair wear and tear (which cannot be charged to tenants) and actual damage or excessive deterioration (which can).

A professional check-out is what enables landlords to make successful deposit deductions. Without one, deposit scheme adjudicators routinely find in favour of tenants by default.
